Half-true, and the nuance is the opportunity. In the first quarter of 2026 (Redfin, as of July 2026), Orlando investor purchases fell 25% year over year, the second-largest decline of any U.S. metro, Tampa fell 17%, and Jacksonville fell 18%, even as Miami rose 10%. Insurance costs, rising HOA dues, and softening prices drove the retreat. We read that softening as an entry-pricing opportunity rather than a warning: the payment shrinks with the purchase price while rents have held firmer, which is friendly to the ratio, as long as the rent comps are honest.

What rent do I need to qualify for a DSCR loan in Tampa?
