Can I get a DSCR loan in Miami?

How is a DSCR loan calculated?

DSCR stands for debt-service coverage ratio, and the math is one line: monthly rent divided by the full monthly payment. That payment is PITIA, meaning principal, interest, taxes, insurance, and any association dues. A ratio of 1.0 means the rent exactly covers the payment. Above 1.0, the property makes money on paper. No tax returns, W-2s, or personal debt-to-income figures go in the file, because you qualify on the address, not your paycheck. It works on 1-4 unit rentals, and many programs also cover short-term rental and Airbnb financing, which is why South Florida investors lean on it so heavily.

Those bands are wide on purpose. A clean condo in a warrantable building and a beat-up duplex needing insurance work will land in different places. If you plan to pull equity back out with a cash-out refinance later, the reserve and LTV lines usually tighten a notch, so it pays to plan the exit at purchase.

A worked Miami example

Here is the calculation on a real Miami number. The Zillow Observed Rent Index puts the typical Miami rent at $3,150 a month across all property types (Zillow Rental Manager, as of July 2026). Say the appraiser's rent schedule supports that on a condo you are buying, and the full monthly payment, principal, interest, taxes, insurance, and condo dues, works out to an illustrative $2,700. The DSCR is $3,150 ÷ $2,700, which is 1.17. That clears the common 1.0-1.25x band, so the property carries its own loan without a pay stub in sight. Swap in your real address, and the two numbers that move the ratio here are insurance and the association dues, not the property-tax bill. Investors buying to hold and grow can read how the math changes when financing past your tenth rental.

Do DSCR loans need income documentation?

No. This is the most common misread. A DSCR loan skips tax returns, W-2s, and pay stubs, and it does not run a personal debt-to-income ratio. The property's rent-to-payment ratio does the qualifying. You do still show identity, credit, and reserves, and you can close in an LLC without changing how the rent qualifies the deal.

Can first-time investors use a DSCR loan?

Yes. First-time investors qualify on the same rent-to-payment math as everyone else. A few programs ask for slightly more down or a touch of landlord history, but plenty do not. If Miami pricing feels steep for a first deal, cheaper entry points exist up the state: Jacksonville's low-cost entry and the Orlando and Tampa entry-pricing case both put a first rental within closer reach.
