How short-term rental income is counted

Three lanes, in order of underwriting strength:

  • Operating property with 12 months of platform history: trailing Airbnb or VRBO statements support the ratio directly. The cleanest file, and the reason an established, licensed rental is worth a premium at purchase.
  • No history, long-term-rent fallback: the appraiser's Form 1007 market rent qualifies the loan as if it were a long-term rental. If the deal pencils on that rent, the STR upside is margin, not a lending assumption. This is the structure we recommend most often.
  • No history, STR projection: some programs accept a market-data projection with a haircut, commonly 20–25% off the projected revenue. More down and more reserves usually ride along.

Permit first, loan second

Florida's framework is permissive by state law but full of grandfathered traps, so the underwriting has to respect the specific jurisdiction. Miami Beach is a pre-2011 prohibition; Orlando allows only owner-present home sharing in residential zones; Kissimmee and the Davenport corridor are purpose-built for whole-home rentals. On any deal where the permit path is uncertain, we structure the loan to pencil on long-term rent so the purchase survives a code surprise. The HOA override nobody underwrites for

Here is the Florida-specific pitfall. State law can permit a short-term rental and the city can license it, and the condo declaration or HOA covenants can still ban it outright. In Florida that private layer is often the binding one: many corridor communities near the theme parks are built and marketed for vacation rental, while plenty of condo towers and suburban associations prohibit stays under six months or 30 days entirely. We ask for the association documents before we underwrite STR income, because a legal zone plus a hostile association still equals no short-term rental, and a DSCR file built on projected nightly revenue that the HOA forbids is a file that falls apart at closing.
